In Rennes, the ventilation ducts of two buildings were audited by a team made up of employees from OFIS and TELEREP (Veolia).

“The current focus is on insulating buildings, which is a very good thing”, notes Sébastien Lannuzel, Real Estate Development Manager at TELEREP (Veolia). “But we often forget that a poorly ventilated building is no longer a healthy one!”

Aiguillon, a social housing provider in western France, is also convinced of this. Shortly before the summer, they commissioned a technical audit of the ducts and ventilation systems for one of their buildings in the Hautes Chalais neighborhood of Rennes. The service combines TELEREP's expertise in television inspection from the roofs using an articulated platform, and flow measurements provided by OFIS, another Veolia subsidiary. The aim is to enhance the expertise provided to Aiguillon in relation to residents' health and asset management.

"On highly technical subjects such as air quality, coordinating expertise is essential! There are too many examples where an installation is delivered, not tested, malfunctions quickly, and it’s the resident who is directly penalized," notes Thomas Leclerc, Sales Manager for Grand Ouest OFIS (Veolia). The audit coordinated by both parties is comprehensive and secures the process. The report to the client allows all ducts and ventilation systems to be reviewed, with the aim of better targeting work in advance, and then repeating flow measurements upon completion.

For the building manager, the benefit is twofold: improving indoor air quality and reducing the energy bill.

What’s next?

In Rennes, it is in the stairwells of buildings where ventilation work is desired by Aiguillon. Lining the ventilation duct, replacing extraction vents, adapting air inlets… Demanding housing requires specialized expertise. "Air quality is like water quality used to be: an impact we've only recently started measuring, a growing concern, and an emerging requirement," concludes Sébastien Lannuzel.
